MOVING IN
Now that you’ve decided on your new rental and have a signed the lease, the next step is to plan your move. If you already are in your home and management of the rental has recently been switched to our firm, go to the Renter FAQs section.
First, contact the utility companies for those outlined in the lease for which you will be responsible. You will need to get an accounts set up in your name as of the start date of the lease and some of them may want you to send a signed copy of the lease. Check the Resources page for a list of utility contact names and numbers.
If you are moving into a multi-unit association building, be sure to read the Rules and Regulations documents specific to that property. They will provide key information about living in the community and any day and time restrictions regarding moves. Some may require the reservation of an elevator, and many charge a moving fee. Contact the building property manager or the association for details regarding your move. Provide your contact information and ask about getting your number programmed into the entry call box system.
Coordinate with the Community Manager at ResidentServices@WashPropManagement.com to determine the exact date of your move. This scheduling will assure that someone is available to provide you with keys and that the unit will be properly prepared for your arrival. In advance of your move, the first full month’s rent and any pet fees need to be paid to Washington Property Management.
If payment is received at least one week prior to your move date, you may use the online electronic payment option or a personal check. If your move is occurring within days of signing the lease, we will need to collect the first full month’s rent and pet fees in certified funds (cashier’s check from a bank or money orders).
If your lease does not start on the first of the month, the prorated rent for that month becomes due on the first of the following month. From that point on, the regular monthly rent is due as per the terms of the lease. Possession of the rental will not be granted until the security deposit and first full month’s rent is provided per our policy (e.g. no FOB or keys).
If you have provided a valid email address, this will be used as your login to our resident services website. You will receive an email from our property management system with an embedded hyperlink. Follow the link to establish your own secure online account. You will be able to access your rental ledger, make payments, submit a service request, and access other useful information. To gain access to the site in the future, simply navigate to the home page www.WashPropManagement.com and follow the resident login link.
In preparing the logistics of your move you will probably want to drive by the location again to see how your moving day will play out. If you have a truck, where will you park it while you unload? Is there a parking space? Do you need access to a loading dock? If you plan on using a public street to park a truck, you have to post Emergency No Parking signs in advance of your move. Check the website of the local government on the details regarding blocking public parking spaces for your use.
Orientation Session
As part of your move into one of the properties managed by Washington Property Management, a new resident orientation session with one of our staff is mandatory to make sure your account is current, all required documents are provided to you and signed, the keys and other access devices are checked out, and our main rental policies are understood. You may opt out from this orientation session by watching the online orientation video in advance and submitting the web quiz form to us from the website. A satisfactory score on the quiz will remove the orientation session from the process of moving you in. Our community manager will determine, based on the rental property, the logistics of providing you the keys and forms (on-site or in our offices).
After your move, you will need to arrange for the orderly disposal of your packing materials.
All boxes need to be broken down and folded into approximately 3 ft x 3 ft panels and bound
together in order for the recycling to take them away. Unless you live in a building with
adequate dumpster space, do not put out boxes in the trash as they may not be removed. It is
your duty to make sure the materials are taken away from the property.
