We’re delighted you are considering a rental home offered by Washington Property
Management. Our application process is designed to find qualified residents and ensure
a pleasurable living experience for all residents living in properties managed by our
company. We are proud of the processes we have in place to ensure that our evaluation
of prospective tenants is objective, consistent, and complies with all applicable housing
regulations.

A completed rental application and fee of $35 is required for each proposed adult
occupant. If you use the online application, you will be able to add an occupant to the main
application form. Otherwise, submit separate paper applications.

have set up an online rental application specifically for Washington Property Management.
The online application process is easier for you, more convenient, and yields faster
application processing times. Once you start the online application, they will collect your
application information and fee on a secure server. From there, the processing will start
immediately! Note: you need to pay the application fee by credit card to use the online

Be sure to include in the rental application a note with the property address for which you
are applying.

Once you submit your online application, or if you choose to use the paper based application instead, send all supporting documents to our offices in order to complete your rental application package. Documents can be sent to WPM via email, fax, mail, or by dropping it off in person.

    1. A completed application form for each adult applying (pdf available below for download).
    2. Application Fee of $35 for each adult applying. Submit a separate check or money order for the application fee payable to Washington Property Management (all application fees can be grouped together on one check).
    3. Submit a separate check or money order for the holding fee, equal to one month’s rent, payable to Washington Property Management. The holding fee will only be deposited if a lease is executed. It will become your security deposit.
    4. Enlarged Photocopy of your driver’s license or other government issued photo identification.
    5. A recent photo for each pet applying
    6. Proof of current income:
    * For salaried professionals, a photocopy of the latest pay stub or statement. If new to
    the job, two month’s worth of most recent bank statements and a Job Offer letter from
    employer
    * For hourly or weekly wage workers, the last year’s W-2 form
    * For full-time students, copy of loans, grants, or any other documented income during
    the rental period.

    * For self-employed or persons with tip income, last year’s form 1040 and Schedule C (if
    applicable)
    * For subsidy recipients, photocopy of payment voucher (including Sec. 8 )
    * For military, copy of LES and orders

All checks are to be made payable to Washington Property Management. Separate
payments are required for application fees, security deposit, and first month’s rent.

Tenant Agent may fax applications to our office showing proof they have collected the required
funds. Agent will be responsible for the delivery of the original application form and checks.

Applications will be processed in accordance with all Fair Housing and occupancy laws. It is
unlawful to discriminate on the basis of race, color, religion, national origin, sex, elderliness,
familial status or handicap. In addition, in the District of Columbia, it is unlawful to discriminate
on the basis of personal appearance, sexual orientation, gender identity or expression, sexual
harassment, family responsibilities, matriculation, political affiliation, source of income, place of
residence or business, or victim of domestic violence.

The following will be verified in order to qualify the applicant for the rental:

    1. Satisfactory income as a percentage of the rent amount (typically, month gross income should equal between two and three times the monthly rent amount).
    2. Satisfactory credit report results
    3. Satisfactory criminal and background report results
    4. Satisfactory tenancy report (no eviction history)
    5. Satisfactory landlord references (no negative reports)

If the application is not approved, the applicant will be informed and the holding fee will be
returned to the applicant.

The property manager will offer the rental to the first qualified applicant. Applicants can
only be qualified if a complete rental application package was received. Applications will be
accepted for a property until a party has been offered the rental, accepts it, provides a holding
fee/security deposit, and signs an Intent to Lease or the lease itself.

Upon confirmation by the applicant, WPM will deposit the holding fee and provide a lease for
review and signature. If the applicant does not execute the lease within FIVE business days, the
deposit, at the option of the landlord/owner/agent, can be forfeited.

Some applicants need financial assistance from another party in order to qualify under our
credit and income guidelines. If this is the case for your application, Washington Property
Management requires the co-signer or guarantor to also apply so that we may test the income
and creditworthiness of the co-signer. If this is done with the online application, add the
person as an additional occupant. If you are using the paper based application, we won’t
require a rental application from the prospective co-signer, rather a completed Credit Reference
Authorization Form and the Guarantor of Lease Agreement form (below, on Resources page
for download). Co-signers need to have satisfactory income and credit results in order for the
applicant to qualify for the rental.
