How to Apply

We’re delighted you are considering a rental home offered by Washington Property Management. Our application process is designed to find qualified residents and ensure a pleasurable living experience for all residents living in properties managed by our company. We are proud of the processes we have in place to ensure that our evaluation of prospective tenants is objective, fair, consistent and complies with all applicable housing regulations.

A completed application and fee of $35 is required for each adult applying. List all intended occupants on the rental application.

You can apply by using our screening partner, Resolve Partners. They have set up an online rental application process to make the experience more convenient, quick, and easy for you. Follow the link below and you will be taken to their website where they will collect your application information and application fee on a secure server. From there, the screening will start immediately! Note: you will need to pay the fee by credit card to use the online option. Washington Property Management will be notified once the application screening is completed, will assess the results, and will contact you. Be sure to include in the application a note about the property for which you are applying and the state of issue for your driver’s license.

In order for us to be able to qualify you for the property, the following should be submitted with your paper application, if you choose this option:

    1. A completed application form provided on this website for each adult applying. This form can be returned to WPM via email, fax, USPS, or by dropping it off at our office.
    2. Application Fee of $35 for each adult applying (no cash; Make all checks or money orders payable to Washington Property Management). Application fees can be submitted to WPM via mail or by dropping it off at our office.
    3. A check for a Holding Fee equal to one month’s rent (no cash, separate check or money order than the application fee). The holding fee will become your security deposit if a lease is executed.
    4. Enlarged Photocopy of your driver’s license or other government issued photo identification
    5. A recent photo for each pet applying (dog/cat only)
    6. Proof of current income:
    * For salaried professionals, a photocopy of the latest pay stub or statement. If new to the job, two month’s worth of most recent bank statements and a Job Offer letter from employer
    * For hourly or weekly wage workers, the last year’s W-2 form
    * For self-employed or persons with tip income, last year’s form 1040 and Schedule C (if applicable)
    * For subsidy recipients, photocopy of payment voucher (including Sec. 8 )
    * For military, copy of LES and orders
    * For full-time students, copy of loans, grants, or any other documented income during the rental period.

All checks are to be made payable to Washington Property Management. Separate payments are required for application fees, security deposit, and first month’s rent.

Tenant Agent may fax applications to our office showing proof they have collected the required funds. Agent will be responsible for the delivery of the original application form and checks.

Applications will be processed in accordance with all Fair Housing and occupancy laws. It is unlawful to discriminate on the basis of race, color, religion, national origin, sex, elderliness, familial status or handicap. In addition, in the District of Columbia, it is unlawful to discriminate on the basis of personal appearance, sexual orientation, gender identity or expression, sexual harassment, family responsibilities, matriculation, political affiliation, source of income, place of residence or business, or victim of domestic violence.
